2022 Guest Member Rates Annual Renter Registration
September 24, 2021
As many of you know, membership activity from upgrades and real estate membership transfer transactions has been very busy the past 16 months. Members, their families, and guests are taking full advantage of all Club amenities. The Clubs have had historic member usage. The Board of Governors has spent significant time trying to figure out how to appropriately service primary members, extended family members, and temporary guest members during peak season to improve the experience for all. Please note that many of the changes detailed below apply to only the high season, May 21 through September 10.
The following membership updates are now in effect:
Full Membership Category Cap
As we shared in July, the Board of Governors has established a cap on the number of BHI Club Full Membership at 350 members. We have reached the cap, and now have a waiting list for the Full Membership category.
Add-on Membership Cap
The Board of Governors has also approved establishing a prudent cap on new fractional home ownership Add-on memberships. For those who may be unfamiliar, Add-on memberships relate to members who participate in a fractional ownership home. Add-on members pay one-third of the dues for Club privileges for their category of membership. The Club will continue to honor all current fractional homeowner Add-on memberships, however; the Club will no longer offer new Add-on memberships to future new fractional ownership properties. This membership is capped. Future fractional owners will have the ability to purchase Temporary Guest Member access to the Club when they are in residence, as long as the home they are staying in has a primary Club membership in good standing. In fairness to all Club members who have paid full Membership Contribution Fees to join the Club, the new fee for current fractional homeowners who have Add-on members transfer and join the Club is now aligned with the Add-on dues, at one-third the current Membership Contribution Fee (Full $13,166, Lifestyle $10,500, House $6,667). These changes do not apply to the Hammocks members who are governed by a separate agreement with the Hammocks Association.
Temporary Guest Memberships High Season Cap
It is clear from the member master planning survey results that our members are not satisfied with their ability to access the club’s facilities, especially pools and dining. We also had Temporary Guest Members who rented homes from members who could not get access to Club amenities. This is not surprising considering that the number of homes in the Club’s Temporary Membership program has nearly doubled over the past two years, from 350 to 650.
We have restructured Temporary Guest Member pricing from per bedroom to per person. Please see 2022 rates attached or click here. Temporary Guest Members will not be able to bring guests. Every Temporary Guest Member coming through the club gate and using Club amenities will need to be a registered Guest Member.
The BHI Club has established appropriate caps for the number of temporary guest member individuals for high season and holidays to improve service and eliminate compaction in the pools and dining. We will register approved temporary guest member applicants on a first-come/first serve basis. We anticipate that Temporary Guest Memberships will reach their holiday and high season weekly cap quickly once we open registration. We anticipate opening our 2022 Temporary Guest Member Registration site with rolling registration as follows:
We will continue to provide updates on the 2022 Temporary Guest Membership rolling registration dates so that all members who rent their homes will have fair and equal access to register their renters for 2022 Guest Memberships. Our registration software will have a date/time stamp for all Temporary Guest Membership requests as they are received; and will prevent submissions prior to the dates established.
New Annual Member Renter Registration Fee
For members who rent their homes, the Board has approved an Annual Member Renter Registration Fee, also listed on the 2022 rates page here. This new annual fee helps to cover the costs of Guest Member program staffing, improvements to the Guest Member service experience, advance registration software, advance pool and dining reservations systems, temporary membership activation, and improved Guest Member communications and support. Members who plan to rent their homes in 2022 who wish to make BHI Club Guest Membership available to their renters will need to be actively enrolled before their guests register by completing the Annual Registration form here, or on the Member website, and no later than December 15, 2021. This registration form must be completed before member’s home renters can register for Guest Memberships for the 2022 season. After we receive the Annual Registration form, the Club will bill the member account for the Annual Registration fee, enroll you in the program, and your renters will be able to reserve their Guest Memberships for 2022 as the registration dates open. We recommend that you enroll in the annual program prior to registration opening on October 20, 2021, as we anticipate the holidays and high season weeks will sell out quickly.
Expansion of Members-Only Benefits
In an effort to enhance the private club experience for our members and to offer an appropriate experience to our Temporary Guest Members, we are adopting the following plans for 2022 high season:
· The Club will be members-only on Saturdays and Sundays. (May 21 – September 9), Guest Member Access will not be permitted to use the Club on weekends for golf, pools, fitness, tennis, clubhouse dining, etc. The Shoals Club will be Members-only on Mondays.
· We will implement members-only mornings for all sports and recreation amenities (golf, tennis, fitness, pools, croquet) with the first time block of each day reserved for members.
· In addition to Saturdays and Sundays, all main Clubhouse Restaurants will be members-only every Wednesday evening (Terrace, Palms, and Members-Only Grille). Horizons will welcome Guest Members on Wednesday evenings.
Our goal is to allow our dues paying members to use their club’s facilities with as little advance planning as possible.
The Board is also continuing to evaluate the Extended Family program and houseguest programs and is planning action for the upcoming regular meeting of the Board of Governors on October 25. These actions include making minor adjustments to the Plan for the Offering of Equity Memberships regarding sibling eligibility for Extended Family Memberships, and some changes to houseguest’s unaccompanied access to Club amenities. Siblings and houseguests will have new programs for unaccompanied access to the Club. These new programs will be discussed at the Board Meeting on October 25. Please click here to review the proposed minor amendments to the Membership Plan. Equity Members and Founding Social Members may ask questions and provide comments by participating in the Zoom meeting, or by emailing the membership office before the meeting at firstname.lastname@example.org.
As a not-for-profit entity, we reinvest any extra cash that is generated back into the club for capital improvements and storm contingency funding. The Board is taking steps to satisfy loan obligations, cover capital improvements, establish a storm contingency fund, plan future campus amenities, and improve service offerings for members and their families.
